The problem

Supply is fragmented. The same market is spread across half a dozen portals, each with its own layout, its own search behaviour and its own idea of what a field means. Anyone tracking a market seriously ends up doing the reconciliation by hand.

    The same property listed three times becomes one row.

    Commute times are checked against the locations that matter to the buyer.

Why it holds up

The de-duplication is the hard part and the reason the output is trustworthy. A list with the same flat on it three times is worse than no list.
